Development

Real estate development is a multifaceted business, encompassing activities that consist of a preliminary analysis of an economic feasibility study, planning, acquisition, marketing, design professionals and legal team coordination before securing governmental approvals among other concerns.  Thereafter, the process moves from design construction drawings to new construction, including the infrastructure and civil work, or building renovation and the actual land improvement work.  At the same time the process includes offering, rendering, and marketing the new real estate for lease or sale and with an ultimate goal of up-bringing stabilization to a rental property or condo conversion for individual fractional sale of new or existing buildings. As developers, we are the coordinators of the activities, converting predetermined conservative vision ideas on paper into real estate property.  Typically, real estate development is defined as all characteristics to the project, with the exception that actual construction work and responsibility is shifted to General Contractors.  Although we also construct, many developers do not take on the task to manage or control the construction phases of the project.  Most developers detach from the construction phase because the main concern is buying the land, financing the deal, and then having the best builders build under a bond at a fixed cost or GMP for a reasonable profit. As a result equity tends to diminish, and the reduction in equity typically ranges from five to twenty percent. .
